Liability Products General Contractors General Liability Insurance
General contractors typically rely on their subs to furnish coverage when EIFS is involved.
But how do you really know that they actually have the coverage you’re expecting?
Unexpected losses arise when GC’s assume too much about their subs coverage, leaving
them holding the bag. Changing your insurance coverage to include EIFS would provide
a backstop for subs whose carriers deny a claim.
Architects and Engineers Professional Liability Insurance
Architects and Engineers have over the years come to the conclusion that writing
EIFS into their plans is problematic, partly because insurance is difficult to get
for themselves and the contractors that may be working the project.
EIFS insurance is readily available for A&E firms at typically no additional cost.
But more importantly, firms should be aware that coverage is readily available for
GC’s and subs alike through our programs. If the project is substantial enough,
we may recommend an OCIP or CCIP that would include coverage for EIFS. Or, we may
simply provide coverage for the down line subs and GC.

More and more GC’s are requiring limits higher than the
industry standard 1/2/2. If you’re trying to obtain work on larger or more sophisticated
jobs, chances are you’re going to be required to carry excess limits of liability.
Simply put, this is another layer of liability that sits on top of your general
liability and your auto liability. A policy for 4 million would give you a total
of 5 million each occurrence. If you don’t have this coverage already, don’t be
surprised when a GC asks for it. One annual policy covers all your work for that
year, just like your general liability.

carriers should see the value in EIFS claddings that were quality warranted systems,

Large Project Liability Wrap/OCIP programs with EIFS coverage included
Some projects, for varying reasons, are better covered by an OCIP (Owner Controlled Insurance Program).
These are usually mixed use projects or condominium high rises. When the eventual
exposure seems large, you feel subs may have a hard time complying with limits and
coverage that should be carried by all who contribute on the project, then OCIP’s
are your answer.
While there are many policies and programs out on the market today,
some policies don’t contemplate the EIFS work, design or any mold related coverage
for unexpected water intrusion. Don’t be caught wondering if this coverage exists.
